The owners of Midmar Paddock have put the land up for sale again. Using much the same approach as before, their advert highlights the potential for development of higher value, bespoke residential properties.
In 2016, the owners applied to change the designation of the land in the Local Development Plan (LDP) to permit development but this was emphatically rejected by the Scottish Government Reporter. As the LDP is the basis for determining planning applications and is subject to review at least every five years, why would a prospective buyer be interested in a land purchase now? That’s possibly because preparations for the next LDP have already started and any buyer may wish to participate in the review process.
Although no planning application has been submitted yet, local residents are naturally concerned about any threat to the paddock. The local community benefits from Midmar Paddock remaining an integral part of the open green space surrounding Blackford Hill and its amenity value is rightly treasured by local residents.
